Wealth, Not Payslips: Two Private Bank Mortgages
What if your income comes from an art portfolio or private equity, not a monthly salary?
How we got it done.
What they wanted
To refinance existing borrowing that was coming to the end of its term, on flexible terms with no early repayment penalties.
Why it was complex
One client's wealth sits largely in the value of an art portfolio. The other is repaid from private equity "carried interest", which is irregular and paid on future fund performance. Neither fits a standard affordability calculator, and credit score alone tells a lender very little.
How we structured it
We introduced both clients to a private bank and worked alongside the bank to evidence their overall wealth and future income in a way it could lend against. Both cases were on interest-only trackers.
The outcome
Both refinanced on very competitive terms, with full flexibility to overpay or repay early.

“For clients like these, overall wealth matters more than a credit score. The skill is evidencing it in a way the bank can lend on.”Josh Halsey, Founder and Director
Your home may be repossessed if you do not keep up repayments on your mortgage.
Interest-only: you need a credible repayment plan. Tracker rates can go up.
