Josh featured in The Intermediary: the Chichester market in 2026
I was asked by The Intermediary, the UK trade magazine for mortgage brokers and lenders, to share my view of the Chichester property market. Here is what I told them, and what it means if you are buying, remortgaging or letting.
What it means for you.
Get your agreement in principle first
Chichester is more balanced than it was a couple of years ago and sellers are being realistic on price. Buyers with their finances sorted and an agreement in principle in place are in the strongest position to negotiate.
Start six months early
Lenders are competing, so there is a good range of deals out there. Start looking around six months before your current deal ends so you are not rushed onto a lender’s standard rate.
Plan for tighter rules
Rent cover tests are tighter, so many landlords are putting down bigger deposits, buying through limited companies or looking at HMOs, which need the right licence and the right lender.

“There’s never ever a perfect time to buy. The best thing you can do is get your finances sorted early and talk to an adviser.”Josh Halsey, Founder and Director, in The Intermediary
High street lenders are still the main route for most home buyers, while specialist lenders and private banks are playing a bigger part for buy-to-let, more complex cases and higher-value homes. Whatever your situation, we can talk you through the options.
This article is general information about the market, not personal advice. Your home may be repossessed if you do not keep up repayments on your mortgage.
