Buy Before You Sell: Chain-Break Bridging
Found your dream home but haven't sold yours yet? Here's how one couple bought first and sold after.
How we got it done.
What they wanted
To secure a home they loved without losing it while they waited for a buyer, and to cover stamp duty and improvements too.
Why it was complex
They had no buyer, and the seller wanted to move. A standard mortgage couldn't do it.
How we structured it
A 12-month bridging loan secured on their current home. The interest was rolled up, so they had no monthly payments, and they bought as cash buyers.
The outcome
They moved in, sold the old home afterwards, and the bridge was repaid from the sale.

“Bridging isn't scary when it's planned properly. It turned a 'we'll lose it' into the keys.”Josh Halsey, Founder and Director
Your home may be repossessed if you do not keep up repayments on your mortgage.
Bridging is short-term, higher-cost borrowing. You must have a clear exit, and your property may be repossessed if the loan isn't repaid at the end of the term.
