£3.15m Interest-Only Remortgage Through a Private Bank
What do you do when your mortgage is too big for the high street, your income doesn't fit a standard box, and your current lender is charging you 9%?
How we got it done.
What they wanted
To get off a 9% rate with their existing lender. They also wanted to release capital to buy an investment property, while keeping full flexibility to repay early.
Why it was complex
The loan was beyond most high-street lenders' limits. Their income structure needed a lender willing to look at the whole picture, and the repayment plan was to downsize, which many lenders won't accept on interest-only.
How we structured it
We went straight to a private bank that assesses total wealth rather than just payslips. We arranged a 10-year interest-only tracker with no early repayment charges and fees added to the loan, and ran it alongside the client's buy-to-let purchase.
The outcome
A big monthly saving compared with 9%, capital released to invest, and no exit fees.

“At this level, it's about knowing which door to knock on. The private banks look at the whole person, not a tick-box.”Josh Halsey, Founder and Director
Your home may be repossessed if you do not keep up repayments on your mortgage.
Interest-only: the capital is not repaid by monthly payments, so you need a credible repayment plan. Tracker rates can go up.
